Welcome to the Mayfield Appraisal Services Help Center. I’ve pulled together some of the most frequently asked questions from my clients and compiled them here. If you still need answers, get in touch and I’ll do my best to help out.

It can take anywhere between 1-2 weeks to complete the average single family appraisal. We will give you an estimate on when to expect your appraisal report to be completed.

Regulations allow appraisers to communicate with lenders and real estate agents. An agent or other people with an interest in the transaction may not intimidate or bribe an appraiser at any time. The appraiser may not disclose any confidential information at any time.

The first step is typically the home inspection. We will measure the home, determine the layout of rooms inside, confirm the home’s condition, and take several photos for the  report. Once the home inspection is done, the rest is up to the appraiser. We will work on the report accurately and in a timely manner.

You can help to make sure we have access to the exterior of the home, along with crawl spaces and attics (for FHA/RD loans). Trim bushes, relocate items. On the inside of the home, make sure that we can see what type of flooring, walls, trim, etc. is available in the home. Make sure there is access to the furnaces and water heaters. Provide any information that you have such as information on the latest purchase within the last 3 years, any repairs or improvements, and a list of amenities (storage buildings, outbuildings, carports, etc.) being sold with the home.

Each appraisal is a different assignment. This means that the cost many be different for each appraisal. Things such as size, location, type of report and many other factors can effect the cost for each assignment.
